Small scale real estate development is a vanity play. Cash conversion cycle is brutal. Margins are thin. And when you do the math on your time and capital, you didn’t actually make that much. Stop chasing the look at me projects. Obsess over velocity of money instead.

Most investors complain about “no leads” or "no deals." I have 10+ direct to seller deals consistently because I’m not lazy. Yesterday’s numbers: 67 cold FaceTimes (17 connects) 176 cold calls (41 connects) 230 texts 88 emails I do this every single day in NJ & PA.

If you’re in sales, here’s the biggest lesson I’ve learned: Master ONE marketing channel first. Obsess over it. Refine it until you can do it in your sleep. Only then start sprinkling in another. You’ll instinctively know when you’ve squeezed everything out of the first.
