95% of industrial tenants need less than 10,000 SF. So why do big funds largely ignore it? . Easier management. One 200,000 SF lease beats handling 20 smaller tenants. They want credit tenants. Big brands, long leases, less turnover. They need to deploy capital fast. A $50M.

It's worth overpaying for high quality industrial RE right now. Properties selling for $150-$170 psf are legitimately terrible. - odd layouts .- $100,000s of deferred maintenance .- leasing risk .- harder to exit .- ugly as hell . I was staunchly against $200 psf for assets,.

Personal guarantees are one of the reasons I wouldn’t ever use an SBA Acquisition loan. One overlooked clause can ruin your life. Scary.

Small Industrial prices will continue to rise. The returns (especially with land costs) are simply not attractive enough to spur any development. True gridlock and bad for small businesses.

Every 6 months I review subscriptions and somehow always find 3-4 that need to be cut. Can't imagine the money wasted by SMBs that could be used for productive things. Hammer your bookkeeper to ruthlessly break out "dues & subscriptions.".

I just watched an IG video tell me you can afford a $2.1M mortgage at 6.5% making $30k per month. That payment is $16k with PITI. Millennials are so over leveraged on their primary homes.

There’s real opportunity in 500–5,000 SF warehouse space — and most investors aren’t paying attention. I’m seeing it directly through my commercial storage company. Demand’s strong, supply’s thin, and the use cases keep growing. We get steady inbound from businesses that don’t.
