Anchorage has a lot of places you can legally build a 3 or 4 plex... except when you just can't. 1: Many are on lots zoned for it, but minimum lot size goes up by unit (more than 6000 SF). Only 1/4 of lots are big enough. 2: Code treats 3+ units as a commercial building. Why? 🤷♀️

Update: muni pothole ruined our tire (hole in the sidewall) and bent our rim. Looking at $1500+ in repairs, minimum, possibly as high as $3000. Incompetence has a price tag, indeed. #thanksbronson #ancgov
