Had lunch with a friend who manages just under a 100 towers in the GTA. Most power of sale condo units you are seeing are forced by condo boards/PM due to maintenance fees delinquencies. Majority are investor owned/tenanted units.

Ask your condo board what they are doing about net zero mandates. There is currently funding for studies that will likely be mandatory and the resulting requirements will increase maint fees substantially and/or send a lot of condos into special assessments if not proactive.

Prices doing their seasonal trend, likely 2 more months of prices going down. Based on 17 years of seasonal data in September prices go up, however the last 2 fall markets were dead on arrival and performed worse than the spring.

Seller can’t make payments, moves out, signs a 5-year lease with a relative for half market rent. Now the lender’s stuck with a $2K/month tenant in a $4K/month home — no buyer touches it. Seller thinks they outsmarted the bank… They just nuked their own chance of recovery.
