This is a great thread. I truly wish we could have a sensible conversation about how we move around especially in cities.
Cars are great. They give the population huge liberty to move around the country, the countryside & the suburbs with comfort, ease & relative safety. They empower & liberate their users. They can particularly help those with goods to deliver or physical challenges to overcome…

Great summary of the earnings call of a large apartment REIT. Market conditions, quality of life, job market, apartment supply, local policy all play a role in rent rates. Very insightful read.
Equity Residential (major apartment REIT) recently had its Q2'25 earnings call. Lots and lots of color on the market. Highlights: 1) Urban centers -- long pulling down apartment portfolios -- are now a strength as quality of life improves and workers return in office.

Is Charlotte friendly to small developers? What about the case where a small developer tried to add ONE house to an existing neighborhood? Needed a rezoning because the lot was 900sqft too small to subdivide and meet minimum lot size. Unanimously denied by city council.
Being a small developer is fun because you typically 1) care more about how something looks 2) spend as much time and $ for a 12-unit rezoning as a 240 unit 5-over-1 3) have a higher cost of capital & more skin in the game 4) get called a greedy shill ruining the city in return

These gorgeous 10-plex small apartment buildings would fit very well in just about any historic neighborhood in Charlotte. I'm sure the exterior could be modified to echo 60's ranches in other neighborhoods where the standard lot sizes are even bigger. It is unfathomable to me

I am pretty sure this is the case in Charlotte as well? UNCC state of housing 2024 reported a calculated surplus of about 6000 units that will quickly be absorbed and a similar anemic pipeline of new projects.
The historic peak in U.S. apartment completions is now in the rearview mirror. Completions reached ~150k units in each of the last 3 quarters of 2024, but then dropped to 113k units in Q1'25. Still a lot, but down substantially. And given the massive plunge in new starts that

Pretty sure we are still requiring "breaking up the box" in Charlotte. Sigh
We need to stop forcing new developments to artificially “break up the box.” It rarely looks good, leads to less resilient buildings long term, sacrifices usable square footage and is less energy efficient. 📍 Reading, MA (1900)
