I bought this property 20 years ago. It was 90k w 6.875% intrest, and my payment was $738.
In 2008, the value dropped to 45k. My payment was still $738, and I collected $1000/ mo in rent.
Everyone around me panicked & sold.
I just kept making my payments 🤷♂️
Today, it is…
I hit Million dollar networth when I was 31
I did this while working at a movie theater making on average 55k a year
These are the 6 things I did to grow my wealth
A Thread 🧵
Had a refrigerator go out at a rental today
It's 13 months old, under warranty, but service can't get to it till 1/30
Costco called me back & asked if I had a backup or if they could drop off a display to get us through the next 13 days
🤯Costco just won a customer for life🏆

My beautiful, brave sister passed away this afternoon surrounded by family after a 2 year battle w cancer
She was so loved by everyone and will be missed incredibly.

Current situation in Dallas
They are buying single family properties for 200k-250k. Tearing them down and putting a duplex on each lot. Selling them for 550k each side....
Lots are oversized: and already zoned MF2 in most cases.
I own 2 properties in this neighborhood
I am challenging myself to a no spend August
Can pay normal bills, groceries, house stuff.
No frivolous candles, clothing, no new merchandise needed for resale shop
Anyone else care to take a month off from overspending?

Any guesses why?
I gave notice 1 year ago today that I was quitting my job
As I walked down the aisle at the grocery store on 12/24/21 I felt a sense of happiness I hadn't felt in years.
Stop killing yourself for a company that will replace you in a day.

Had a tenant bounce a $400 check on me in 2006.
Then just moved out🤷♂️
Ran into him in 2017 at a restaurant
He was married and doing great
Before I left the restaurant he had ran to the ATM and gotten the $400 without me even mentioning
Glad I was craving tacos 🌮 that day
I buy neglected and distressed properties
I do the work & make them safe & habitable
I rent them out
Then I am labeled a slumlord on Twitter
Haters are merely cowardly versions of admirers ✌️

I've got a wedding in Houston at the end of the week.
Am I the only one that looks at a wedding invitation as a bill?
Gas, gift, hotel.....I'm looking at 1k on the low end.
