Transactions are a big part of real estate, but if you view it as a transactional business, you will (at best) underperform or (at worst) fail. It's a business of relationships, plain and simple.

When you're doing a real estate transaction (lease OR sale), make sure the person you're talking to actually has the authority to make the decision. Otherwise, you're wasting your time. This is an issue a lot more than people think.

If I am reviewing a potential real estate investment, and the sponsor uses the phrase "pari passu" in conversation, I know it's probably not a fit.

Commercial real estate brokerage is a business that is built on communication, and yet some of the worst communicators I've ever met are CRE brokers. Irony at its finest.

One area where commercial real estate investors and brokers can learn from residential agents (who do this well):. If you buy, sell, lease or start to manage a property and want to do more in the area, the lowest hanging fruit is the immediate neighbors. Call/email/mail/knock!.

Financial literacy affects your decision making with everything: housing, work, family planning, healthcare choices, etc. It is a cornerstone of success in life. Every state should require a full course on this for graduation, but too few do.

A commercial real estate broker doing a very public "call for offers" deadline on a listing is often a sound strategy to get a deal done. But when the property gets blasted out again two weeks after the deadline, it's clear that strategy failed. Blood in the water!.

Real estate cold calling IS a numbers game, but. Making 10 well-researched calls per day is more effective than making 200 with no prep work. Few people seem to get this.

Seeing "Seller Will Finance" in the subject line of more and more commercial listings. That was unheard of a decade ago. It's under-utilized because owners don't understand it. If you want to sell a property, it's worth educating yourself on how it can work and be a win/win.

As I've increased my frequency of golfing the last 5 years, one thing perplexes me:. The "Gimme" . I could understand a few inches from the cup, but I see people doing 3-4 feet or more. If the putt is a sure thing, then make it! Why is this an acceptable part of the game?.

Went to a concert at a local venue that is decorated with salvaged signs from closed (but beloved) local restaurants and stores - some that have been gone for decades. Very cool and instant emotional connection for any longtime area residents. A flood of memories for me.

If you're only going to do one deal, overthink it. You need to get it right. If you're going to do many deals, go with your gut. You will make mistakes, but over time and many deals, you'll do better moving quickly.

Saw a flyer for a multi-tenant office building that says it's an opportunity "to relax while generating passive cash flow and appreciating asset value.". Might check in on whomever buys it after a year and see how relaxing it is.
