6/ Act 4: The Payoff After transforming the property, a buyer walked the land and offered asking price -$350K. But we faced a choice: sell for$315K (no road improvements) or invest another$26K for the full$350K.

4/ The Easement Battle Our attorney got both owners to the table. They agreed to grant easement for FREE, but refused the historical high-and-dry pathway. Forced us to use wet, swampy property boundaries instead.

3/ Act 2: The Hunt & Ghost Period Skip traced neighboring owners (Nov 2023). One lady open to access, other owner deceased - tracked down his son. Then both parties ghosted us for 6 months. Had to hire an attorney and start lawsuit proceedings.

2/ Act 1: The Challenge We acquired a 79-acre property for$60K. The catch? It was landlocked with no formal access. Without an easement, it was practically unsellable. The first step: secure access.

The county took months to send the actual invoice, so the tax liability wasn’t released until we had some lots under contract. That delayed our closings, but we stayed patient.

When we acquired the property, we hit a snag: conservation taxes. We expected a $20k bill, but it ended up being only. $6k—and we split that with the seller. Win!.

**IN NEED OF A LENDER**. I am having trouble with banks for a 3.1M loan on 465 acres of land in Spokane. Working towards a 65% LTC 3 yr interest only loan. Our team is able to PG no problem. We have run into the same issue with 3 banks - They are over allocated on their balance.
