I'm not a bank. Banks lend 75% and hope nothing goes wrong. I lend sub 65% and structure the deal so nothing has to go wrong. 10 years. Still undefeated.

Bridge lending in plain English: Borrower needs fast capital. Bank takes 60-90 days. Deal dies. We close in 1-2 weeks. Borrower gets their deal. Investor gets 11-13% fixed, secured by the asset. Speed creates the opportunity. Structure protects the capital.
