Le rapport loyer-prix est trop bas, pas nécessairement les loyers. Il manque en effet d'offre, augmenter les loyers ne produirait que augmentation de la division territoriale et vote fn et déclin de la compétivité (attraction de capital).
On lit sur la fameuse "pénurie de logements en location", tout un tas d'explications: manque de transitions des primo-accedants, Airbnb, taux d'interet, "speculation", que sais-je. Une hypothèse moins souvent évoquée et un peu provocatrice: les loyers sont trop faibles.

Le plafonnement des loyers c'est appliqué au Danemark et en Suède, étendu à une grande partie du marché aux Pays-Bas. Et-stupeur-on peut toujours exonérer les nouvelles constructions du plafond si on craint un effet sur l'offre. .
@RaveaudGilles Le plafonnement à 12 M€ des héritages c'est automatiquement la nationalisation progressive des entreprises familiales à un seuil très bas + forte hausse de IR CSG IFI/ISF + blocage des loyers etc pour moi c'est une rupture radicale et certains l'assument très bien.

To compare rent levels amongst places, use effort rates - the average weight of rental costs in proportion of renters incomes. Otherwise you have selection bias (and wrong conclusions). The share of renters and the correlation between income and tenure varies between places.

Comment peut on encore nier que la création d'Israël, fondée sur le nettoyage ethnique des palestiniens colonisés par la G-B, fut une entreprise raciste ? Ce qui est antisémite c'est de nier que pleins d'Etats sont fondés sur le nettoyage ethnique (ex. L'Inde et l'Australie).
