Action without Knowledge is just plain foolish. Knowledge without Action is also worthless. Knowledge with repeated Action will eventually create success……. The best made arrow, left in its quiver, will never reach its target.

A blanket BANK loan is terrible. It gives the bank too much power. Your equity is in jail with a normal bank loan. Blanket puts all of them in federal prison. Just like socks, they’re prison for your feet.

Don’t think for your client. You’re not a mind reader. You don’t know what your spouse is thinking…….Why do you think you know what a client will think?. Broker that said, “They won’t do that.” …no fee. “Never thought they would do that!” …earned both sides.

We got a major problem…. Every time we create more equity, we seem to trade it forward into another value add deal before the first deal is complete. **Tax Deferred SnowBall**. But?!…. How in the world can we do business and never receive Cash?. -Kids need groceries. -Wife

Don’t expect your borrower to pay. Don’t hope your tenant will pay. Do deals that the worst thing that can happens is they pay. Hard to lose when there is nothing to lose.

This deal turns to Cash in about a month. We don’t like Cash. We are buyers with this Path to Cash, now. Urgency level high. Jonesing. Took 22 days to go UC. Can’t wait SO long for next deal. Help?. Will add 800k in Cash for right deal.

Ever had a stuck deal? The seller is in basic agreement but Just. Won't. Sign. Happens a lot. Cold feet at the altar. Happened a couple weeks ago. Specs of the deal done but 3 weeks in, still no LOI. Then I sent him this text and had a signature minutes later 👇. My partner.
