@Levijameshere Pool leak detection in Florida. Guy comes out wearing flip slops and t shirt, charges $250. Gets in pool with stethoscope style device and liquid dye. Found leak in under 15 minutes. Says he does 7-8 per day and he only works Mon-Thurs. Goes surfing Fri-Sun. He doesn't even do.

Homes are built TOO BIG:. Avg home in 1980: .1,595 sq ft. Avg home today:.2,386 sq ft. That’s 791 sq ft of difference. On top of this, the average family is down from 2.73 to 2.50 members. If you assume $225/sq ft, homes are $178k+ MORE expensive due to their size. Go small!.

Talked to a fellow investor who wins a good amount of deals. I asked him how he is structuring his offers. He said he includes $1,500 same day wired for seller for accepting his offer and $1,500 for the listing agent. Even if he backs out during DD, they keep the $3k he wired.

The 1% RULE (but for STRs). Goal of the property is to gross 20% or more of the purchase price. Example:.Purchase a $1M home at the beach. I'd want it to generate at least $200k in gross revenue on Airbnb/Vrbo. If we can hit these targets, we will generate a strong return 💰🏠.

Boring way to get rich in RE:. ▫️Get high paying sales job in early 20s. ▫️Buy 1 $300k rental property a year from age 26-30 (20% down). ▫️Assuming a 3% annual appreciation your homes are all paid off & worth $3.75M at age 60. Become an LP & live off 8% annual dividends (~$240K).

The FIRE guys on this app have it all wrong. -Save up $475k .-Buy a 12 unit motel in Florida near the beach.-Live in the owner’s suite.-Enjoy ~$80k in annual free cash flow. Live by beach ✅.Own RE ✅. Much better option than some of the proposed FIRE plans I’ve seen on here.

Best way to get ahead in RE today if you’re under 25:. 1. Buy a duplex.2. Live in one side & convert other side to STR.3. Build operation knowledge of running an STR.4. Move out of duplex & STR both sides.5. Reinvest profits into larger STR purchase.6. Repeat 2-3 times & be rich.
