@RBAInfo But higher rates are curbing activity: "There is evidence hat tighter monetary policy is weighing on housing credit growth. Serviceability and affordability constraints have weighed on growth in the stock of outstanding mortgages, particularly for lower income borrowers" #somp.

Home loans: Higher wages make it easier for people to service mortgages, but they're not going bananas. "While housing credit growth has increased, the current rate of growth is not that strong – particularly after accounting for growth in nominal incomes." @RBAInfo #somp.

Home loans: @RBAInfo says housing credit growth has 'unusually' picked up. "Although housing credit growth did initially decline materially during the current tightening phase, the recent pick-up is unusual compared with previous periods of restrictive monetary policy" 1/2 #somp.

We should halve the CGT discount and curb negative gearing. It'd save the budget $7b a year and remove incentives to speculate on property. But these reforms would have little impact on our $10t housing market. We estimate that house rices would be 2% lower than otherwise.
