Bigger listings ain’t better. I’m working through a new, larger listing and the vendor contact list has 230 contacts….center has about 90 units, environmental hair (minor), 20 overage renters, def maint., TIF, etc. It’s a doozy. I guess that’s why we get paid the big bucks.

Anymore, I think most people just rely on the person behind them to honk so they know the traffic light is green. It’s Pavlovian. It’s getting worse. And I’m too young to be a curmudgeon.

It’s always reassuring when you (as the broker) have to spend hours walking a seller’s bookkeeper through what P&Ls, T12s, Cam Recs/invoices, GLs, etc are supposed to look like for buyer DD…. I can’t wait for prorations… Pray for me…

Just because a buyer doesn’t do exactly want you want…doesn’t mean that buyer is not serious. And what are the odds that every single buyer isn’t serious?

My rule on following up is if it would annoy me, it will annoy them. Everyone is a little different but not a lot different. And don’t call just to call. If you’re going to a potluck, bring a dish. Be a busker, not a beggar.
