IHS mapped out the usage of TODIs in Cook County. We found that TODIs are more likely to be recorded on properties with senior exemptions, and those in modest-income and predominantly Black communities.

TODIs are especially useful because they are more affordable than other options such as wills and trusts, and avoid the lengthy and expensive probate process.

IHS’ latest research brief is about estate planning. Since 2012, Illinois has given homeowners the option of using a Transfer on Death Instrument (TODI) to reassign a property owner upon the current owner’s death.
