Lenders are starting to back away from financing FedEx routes. Margins are getting worse, some routes are failing, and banks don’t want the risk. There’s a reason so many routes are for sale right now.

An SBA buyer pre-qualification letter means nothing. A bank isn’t just backing the buyer—they’re backing the deal. Strong cash flow, a proven track record, and meeting lending criteria are what actually matter.

Lately, I’ve been seeing some brokers tell buyers to skip the LOI and go straight to a purchase agreement. That’s reckless. Never commit to buying a business before locking in key terms and due diligence.
