While the site is within a T6-8 zone, which permits density up to 150 units/acre and a max height of 8 floors, the Live Local Act expands that to 25 stories & 1000 units/acre. The height is derived from the Magic City Innovation District SAP less than a mile away.

Parking will be provided via mechanical parking lifts due to the tower's condensed footprint. KPF is designing the building with 'fluidity' in mind, seen with the curving facade and seamless integration between the parking podium and the tower.

Rilea Group is serving as the coordinating developer, with Handel Architects responsible for the tower's design. While UDRB documents showed the 40-story tower rising 765 FT, permits only show 758 FT. It will still serve as the tallest office tower in Brickell. 🗺️1401 Brickell.

Seems like the ABH Developer Group is going big in Wynwood Norte with a 36-story skyscraper. There will be retail, 293 homes, and 196 parking spaces. MODIS is the architect. There will be no post on this, but you can find info on both the developer's website and the architect's

For the 15 people on the website who experienced a 30 minute outage: I apologize. Unfortunately the origin server and CDN were failing to connect. The issue has since resolved, and I'm looking into a fix that will prevent this from happening in the future.
