A $250k mortgage at 6.75% is $1.6k/mo
Price has to decline by 37.5% for the same monthly payment.
This isn’t good.
My landlord wanted to increase my rent from $1,375/mo to $1,415/mo.
I said no thanks and moved out.
He now has my room for rent for $1,200/mo after 4 months of vacancies.
All’s right with the world.
How one couple legally made $300k through a loophole:
1. They got a 5% cash back AmEx cc
2. Spent ~$6.5m on prepaid cards
3. Used prepaid cards on money orders
4. Used money orders to pay the cc
5. Got paid ~$300k in cc rewards
IRS sued them for taxes.
IRS lost.
Genius.
I took out $25k from my credit card.
3% upfront fee. 0% interest. 1-year term.
Then I put $25k into 1-year treasuries paying 5.4%.
I will take the free $600.
Short summary of Silicon Valley Bank:
SVB had more deposits than what they knew to do with in 2021, holding ~$200B.
So they invested ~$80B into MBS’s in 2022. 10-year duration. 1.5% yield.
Then the Fed raised rates.
Bonds fell in value.
They no longer exist today.
30 year treasuries are yielding ~4%.
If I invest $400k into the 30-year and cut to my bare bones budget of $15k/yr
I can live on risk free returns for the next THIRTY years without lifting a finger.
This is insanity.
My landlord wants to increase my rent from $800/mo to $850/mo.
So I found another place for $675/mo that’s 200 sq. ft. larger with better reviews.

A $120k income affords the median home today at a 6.5% mortgage
Something has to give.
With my $150k cash, I could put 20% down on a $750k house.
However, I refuse to because I don’t want or need a $750k house.
Lifestyle creep is not the answer.

Top 25%: $95k
Top 50%: $55k
Top 75%: $35k
Top 99%: $1k
