I had a cellphone call from someone yesterday who didn’t show up on my spam alert, and after they spent 30 seconds launching into a sales pitch, I was sure it was an AI bot and I called it out. It ended up being a real person, and I felt bad because I have an affinity for.

There’s no shortcut to understanding a submarket—you have to drive it. Walk the parks, talk to owners, notice who’s expanding. What truck courts are overflowing with cars, and which ones are empty?  You can’t get that from a dated aerial. #CRE #broker #RealEstate.

When you’re starting out, it’s tempting to chase every lead. But not all deals are worth your time. Focus on clients who are clear on their timeline, budget, and authority to sign. You’ll learn faster and close more. And stick to your specialty. If you are an industrial broker.

In commercial real estate brokerage, you need to find, win, and execute the business. Very few people excel at even two out of the three. Early on, I realized how valuable it is to team up with people who have complementary strengths. You’ll find people who are great at.

Building age doesn’t always tell the full story. I’ve walked 1980s warehouses with excellent bones and toured newer spaces with poor construction and layout. Condition, functionality, and adaptability matter more than the CO date. Physical age and economic age are two.

Relationships drive deals, especially in off-market transactions. Some of the best properties I’ve sold or leased never had a for sale sign in front of the property. This is why I like to drive industrial markets, it reminds me of opportunities to connect buyers to sellers.

When representing a tenant, know how their business actually operates—where trucks come from, what hours they run, how many shifts they have. Real estate is only a small percentage of the overall operating costs of the operation. Labor and transportation costs are a much bigger.
