While the moratorium for the City of LA will terminate as of 2-1-23, you cannot increase the rent until at least 2-1-24. The City is expecting landlords to go without a rent increase for 4 yrs. Of course, City employees have been, or will be given, a pay increase. Total abuse.

The City of Los Angeles is at it again. If you serve a rent increase which exceeds 10%, the tenant has the right to move and demand relocation! $6652 for a 1 bedroom and $8077 for a 2 bedroom. What justification exists for relocation on a valid rent increase? Pure theft!

Hope on the horizon! Excepting the City of LA, residential tenants in LA County can be evicted for failure to pay rent for the month of April, 2022. In order to avoid eviction, the tenant would have to "self certify" within 7 days of the due date. No tenant will know to do that!

You will not believe this! A tenant used every trick in the book to avoid her eviction. We prevailed on every issue. The paperwork was delivered to the Los Angeles County Sheriff. On the day of the eviction, the Sheriff refused to evict as the tenant was too violent!

NO ONE, at this time, is currently impacted by COVID-19. The politicians are imposing harsh and illegal restrictions on property owners to curry favor with tenants. Cities are allowing tenants to go 3 years without paying any rent. Landlords are powerless to enforce their rights.

A tenant moved into a unit paying the 1st month rent and a sec. dep. The landlord demanded a Cashier's Check. This check has now come back as counterfeit. We are now forced to do an eviction. Hey, Dist. Atty George Gascón, would this be a case you would prosecute? I think not!

UPDATE: The City was fining a landlord for failure to obtain a dog license, when the dog was owned by her tenant. The City has now realized their mistake and have withdrawn the fine levied against the landlord!

Good News! If your property is NOT in the City of Los Angeles, we will be able to start a normal eviction for the April rent. There is no requirement to apply for the rent relief program. April will be the month that landlords can finally enforce their property rights.

Another theft of property rights, as it appears that Measure ULA has passed in Los Angeles. It would impose a tax of 4% on real estate sales above $5 million and 5.5% on transactions above $10 million. This will only cause rents to raise. Good job to the voters in Los Angeles!

In the crazy City of Los Angeles, if I rent a single for $850 per month, I cannot bring forth an eviction unless 3 months' rent are owed. How can this be fair? The notice must ask for an amount which exceeds $1777, which means I must let the tenant sit for free for 90-days!

I have filed an appeal, and if successful, you will be able to proceed with evictions relating to unauthorized persons and pets in the City of Los Angeles. Courts are now interpreting that there is a total ban on these types of evictions.

Now I have heard everything! During a lockout with the Sheriff's Dept. a tenant intentionally smashed her beehives so that the Sheriffs performing the lockout would be stung. She got evicted and also got arrested for assault.

If you have served a 15 day notice to pay rent and the tenant has returned the declaration, 25% of that rent is due by 1/31/21. If not paid, an eviction can be brought. The tenant will also owe the full amount of rent on 2/1/21. Looks like you will be cleaning house in February.
