7️⃣ Corporate delinquents skate longer.Large investors with 50-plus parcels can string out balances over multiple parcels, paying just enough on each to reset the 5-year clock—while small homeowners face a hard deadline.

6️⃣ Missed notices = lost homes.Notices are mailed, posted on the property, and published—but many owners never see them (deaths, address changes, language barriers). By the time they learn, redemption costs can be 40 – 60 % above the original bill.

5️⃣ Who gets what at auction.• County skims first: taxes + penalties + sale costs. • Any extra is called “excess proceeds.” Owners or lienholders have up to one year to claim it. After that, the money escheats to the State Controller.
