Tenant left in the middle of the night. Was paying $2,050. New rent $2,925. These are the kind of move out that only happen to the influencers on YouTube. A dent in the $80k of upgrades insurance made us do.

Had a potential client ask if we could manage his building. After seeing this, it’s a pass. If we take buildings on with this much deferred maintenance, we could get dragged into lawsuits. Is sometimes no the best answer in business?

10 unit in Sherman Oaks south of Ventura Blvd. Broker referred us and we took on management. Owner’s father bought this forever ago and now he owns it. Time to keep the family happy and send monthly checks to the agent!

The rental loss on this project is huge!. Reason: LADWP has delayed installation of meters. Without all utilities in place, we cannot get CofO because LADBS won't sign off. This is a new build we are taking on. Lease up will be fun!. Anyone have a connect at LADWP or LADBS?

All our buildings throughout LA have required us to spend $ fixing things homeless broke/stole or keep them out of the buildings. LA's Spending to fight homelessness:.2021-$400M.2022-$430M.2023-$527M.2024-$1.3B.2025-Raised sales tax for more funds. Someone explain this to me.

Tenant complains to the city of health issues. We go do a mold, lead & asbestos test. not cheap. All comes back negative. Inside the unit is dog piss stained carpets & McDonalds wrappers everywhere. Perhaps it's lifestyle, not your landlord. But that's the mindset now.

Here is a 40 unit we manage. The father bought it. The son now has it. His kids will one day get it. Asked the owner if he was ever tempted to sell it. His response. "my father always said that God doesn't make more dirt."

Called the Los Angeles Housing Department yesterday and was caller 2,096 in line. Any piece of paper with their headed on it makes my skin crawl. LAHD has become Landlords worst nightmare. Excuse me, Housing Provider. Hey ChatGPT, find me the best deal on Rogaine.

Assemblyman Ash Kalra introduced AB 1157 to strengthen CA’s statewide rent control:. -Rent increases limited to inflation + 2% (CPI+5%), with a max of 5% (down from 10%).-Removes the 2030 sunset clause.-SFR will no longer be exempt. Is it tenant right of F owners that they want?.

Water is measured in HCF (hundred cubic feet). Water use to be around $7-7.50 per HCF. Water is now $10.20-10.50 per HCF. If you want rent control, also control utilities. This all happened over the last 2 years. This is LADWP.

On 4/1 sales tax in LA County went from 9.5% to 9.75% to address homelessness. Another $600,000 per door shelter on the horizon while our deficit is at $1,000,000,000. You don’t solve homelessness by funding it. You fill the pockets of those overseeing it.

4 building South Pasadena portfolio we now manage. It is always a challenge taking on management from mom and pop owners since we usually don't get any data we can study on past performance. Dialing in hundreds of loose papers in boxes that were dropped in my office.
