Ok actually I just really like books and the shelves that hold them.

Things I use Claude for day-to-day:.1. Research ["What bookshelves should I consider buying?"].2. Reassurance ["Am I crazy for wanting these bookshelves?"].3. Fulfillment ["What books should I put on my bookshelves?"].4. Appreciation ["Oh man don't these shelves look good?!].

[Basically not adjusted means prices have fallen ~10% while COI has ~doubled].

This calculation is super sensitive to interest rates though. At the current 7% rate buying looks pretty bad. But where I am home prices have basically not adjusted for the recent increase in interest rates: At the 3.5% rate of a few years ago it's basically a wash.

[None of this is financial advice!]. And it's even worse on a risk-adjusted basis: a home is a huge levered investment. On a risk-adjusted basis I think you do even better by just levering up a stock market portfolio than owning a home.

(4) suggests it's better EV to buy than to rent (but only because of the mortgage interest deduction!). But!:.5. If you invest the cash flow difference in the stock market at historic returns you come out way ahead renting.

The finances of home ownership are fascinating. Where I live:.1. It takes much less cash flow to rent than to buy. 2. Rent + Equity building << COI.3. Rent + Equity + Appreciation ~ COI [efficient markets?].4. Rent + Equity + Appreciation - Mortgage Deduction >> COI.
