Some industrial buildings built in 2021 with a long-term lease signed at the time are worth at or below what it cost to build. Cap rates are much different now.

When you're ready to sell your real estate and you know the Tenant wants to be there long-term: Try to extend the lease to 10+ years in exchange for a rent reduction. The business benefits from EBITDA savings while the property is typically worth more

If you sell your business and keep the RE, I would not recommend signing a 5+ year flat lease with no annual increases. Seen it twice in the last 2 weeks

I've seen people advise not to name LLCs funny names because it might backfire / you never know who will see it. Meanwhile, a public company just bought a portfolio under "Ice Ice Baby Mutli LLC"
