Cashflow:. Net rent = 300k.Interest = 206k. Profit = 94k . You only have 120k of stuck equity at this point so you have net yields of 78%. On top of this, your equity is up 18% . So you started with 1.5m & turned that into:. 1.38m cash.1.77m equity . 94k cashflow . Not bad at all.

So then it looks like this:. Refi at 70% LTV. Equity = 1.77m .Debt = 4.13m (5% rate). So you’ve managed to withdraw nearly your entire cash deposit . (4.13m - 2.75m = 1.38m).

Not bad. But the value here clearly lies in improving credit conditions. Will be able to refi at 6% yield when rates goes down in 1-2 years. Valuation at 6 cap = 355/6% = 5.9m.

How would this deal work? . You can borrow money for about 8% rn but banks would want lower LTVs (60%) . So here’s how it would play out: . Cash down (40%) = 1.5m .Debt = 2.75m . Cashflow: . Gross rent: 355k.Net rent (85%): 300k.Interest: -220k. Profit: 80k (5.3% net yield).

UK housing activity PMI at 39.6. Lowest since April 2009. I understand some sticky demand for housing, the tight supply due to potential sellers having locked in low mortgage rates etc. But 70%+ of house purchases are historically backed by mortgages - for how long can this hold?.

Reducing embodied carbon not only benefits the environment, but it can also increase property values & reduce costs in the long run. RICS found that energy-efficient buildings > non-efficient ones. Also using low-carbon materials can reduce construction costs over time (WGBC).
