Measures in place are confusing & difficult to enforce. Ultimately the tribunals process should prevent increases <12% but the onus is on tenants to 1. know this and 2. scrap for their rights.

The rent controls published in last weeks housing bill will take potentially years to implement. With current levels of volatility permanent controls must be as robust as possible and include a clear mechanism to bring rents down. Living Rent will be pushing hard on this too.
