@daniel_foch Your fourplex vs 6-plex example - 6 never pencils with DCs. $428,000 in DCs amortized over 25 yrs is equal to $1,426.67/mo per unit in added rental costs (not including the cost of money). Not one sixplex will get built with DCs applicable. Zero.

@daniel_foch Especially problematic when you consider that, as per the newly adopted “houseplex” definitions, you can opt to build two 4-unit semi-detached multiplexes on a site, ie an 8 unit bldg, and pay no DCs. But if you opt for a 5 or 6 unit multiplex, DCs apply.
