Since Biden revealed his proposal for a 5% rent cap, we've had some questions about how common rent hikes of this magnitude actually are. Today: not very. Only one big city (Madison WI) is averaging >5% rent growth. But in 2022, this policy would have had huge implications ๐Ÿ‘‡

While top-line housing construction has slowed this year, built-for-rent continues booming. Last year alone, construction started on 85,000 such homes. And with little relief on the horizon for prospective homebuyers, expect this trend to continue. ๐Ÿ“ˆ

โ€œBuilt-for-rentโ€ are single-family developments built explicitly for renters. Homes are professionally managed by a landlord, just like an apartment building. But you get the white picket fence without the mortgage.
