Save the beautiful leafy Cressingham Gardens community estate. Politicians and Lambeth Council to demolish estate as part of regeneration
Cressingham Gardens Estate
Joined September 2012
No surprises that #Lambeth has a 168% increase in empty homes @DemolitionsLdn @pete556 @savecentralhill @SaveCressingham @hfltenants
Empty homes are on the rise. So why aren't they being used to solve the housing shortage? "As of October 2024, there were almost 720,000 empty homes in England, according to the government." https://t.co/BfdirH6ynb

Watch Manuel speak truth to power in his incisive deputation ✊ He delivered it on behalf of @hfltenants at the latest full @lambeth_council meeting. As evident by Manuel’s speech, the council’s argument collapses under scrutiny. The line? Labour-led Lambeth Council must evict

Apparently @lambeth_council no longer categorises this disgusting back surge from external pipes as an emergency. What a way to live.

Remember how when #Lambeth set up HFL they said they didn't want to work with developers and that last year they said that they only wanted to work with developers in the short term? Well here they are offering 10-20 year partnerships...with developers: https://t.co/xmS2ObUnN5

How about reflecting on your own actions first: 1. Selling off over 1,000 council homes to the private sector 2. Leaving scores of homes empty on regeneration estates for months, and in some cases, years @LibDemDonna @GreenPartyScott @pete556 @DemolitionsLdn @SaveCressingham
We’re calling for further action and extra powers to bring even more empty homes into use to help tackle the housing crisis The call comes as we mark National Empty Homes Week 2025 @emptyhomes

This is their response about HFL. "The vast majority of the recommendations....have been made." Apart from the bits about listening to residents. Still kicking can down the road about how the debt accumulated by HFL is dealt with @SaveCressingham @savecentralhill @DemolitionsLdn

This is the council's (non) response to the auditors' criticism of Lambeth's inability to manage budgets. Lots of generic wording with no substance behind it

#Lambeth budget meeting is next Wednesday: https://t.co/Dg58UrVSXt How can any responsible councillor put their name to budget that has lump sum of £30M in it with no detail of what makes up that figure? Meeting should be postponed or they should declare they can't balance budget

HfL Tenants got mentioned in @HouseofCommons! It’s official, we’re on the pages of @UKParliament history! So, why was our case brought up in Parliament? Here’s a bit of context 👇 🚨 Section 21 ‘no fault’ evictions remain one of the leading drivers of homelessness. 🚫

@RSHEngland @SaveCressingham @savecentralhill @DemolitionsLdn @gamecounsel By its own admission #Lambeth is struggling to maintain its stock:
love.lambeth.gov.uk
Lambeth estimates that it will be £1billion short of the money needed for its social housing over the next 30-years due to the previous government’s policies

Lambeth council proposing to remove all Key Guarantees from Regen estates, not to be replaced until when and if a landlord offer is drafted… but in meantime demolition still on the table. Why? Reading the fine print in scrutiny document:Lambeth has cash problems @PeoplesAudit

Dear @RSHEngland Can you please explain how it is that you gave #Lambeth a C2 rating less than 2 months ago, even though it has now applied for a £40M bailout from central government to avoid HRA going bust? @SaveCressingham @savecentralhill @DemolitionsLdn @gamecounsel
Tucked away in a very poorly worded report is the fact that #Lambeth has applied to central government for a £40M bail out in order to avoid the HRA from going bust: https://t.co/QGF1WauHmw Of course they blame it all on previous government @Jason_Cobb @robjfirth @gamecounsel

@GeorginaSchuel1 @PeoplesAudit @robjfirth @Jason_Cobb @pete556 @LibDemDonna @Kwajotweneboa @SaveCressingham @savecentralhill @DemolitionsLdn @GreenPartyScott Always! And if they'd listened to residents, they would've repaired their housing stock & not embarked on this totally stupid & bankrupting drive to demolish & re-build. The arrogance is astounding.

Before #Lambeth go cap in hand to government for more money they might like to explain why they paid a firm of solicitors £13.5M in the last quarter out of the HRA account. The HRA is supposed to be used for looking after people's homes @robjfirth @Jason_Cobb @gamecounsel
We note that nowhere in the council papers does it mention how many millions the council has paid out in disrepair claims or how many millions the council has overpaid contractors

So in #Lambeth a council estate is now called "an investment opportunity" https://t.co/W5qwP6AiP7

@lambeth_council is mentioned a lot in this amazing interview including: Geraldine Dening, ASH; Paul Watt, author of Regeneration and Its Discontent; Tom Keane, Cressingham Gardens and Kate Macintosh, famous architect. Amazing discussion. https://t.co/KC4e2Ri9JE
