Very difficult to use a computer with decent posture. You need a standing desk or an ergonomic chair, giving you only one or two postures you can use the computer. With the phone you can move around and have more options for posture

This is exactly why 50 year mortgage is a good idea. If you have a decent career by your 60s you can afford any house you’d like. 50 year mortgage lets you defer some of the cost of home ownership to the highest income/savings part of life instead of incurring it at the lowest
The median age of a US home buyer now sits at a record high of 61 years, while the share of first-time buyers has fallen to a record low 21%: National Association of Realtors data via SMCB's Troy Ludtka

The 15 year auto loan is a bad idea because cars are depreciating assets that are prone to total losses. Easy to end up underwater The 50 year mortgage is fine because houses are appreciating assets

This is the LindyMan take I disagree with most. The Northern migration to the South is the opposite, it’s the completion of reconstruction
If you grew up in 20th-century America, you've probably heard the phrase, "The South Will Rise Again." I never took it seriously. Northern states, culture, and influence were always dominant. But that has changed recently The South Has Risen https://t.co/2TC5EM1UKu
