No Demolition Without Permission! The Mayor must make it mandatory that councils use BALLOTS to let all estate residents decide on the future of their homes
Joined January 2017
From 2018 our response to estate ballots and our concerns - the reality is actually a lot worse than any of us could have imagined. Just because you live on a council estate your access to equal & fair democratic processes are denied. All we ask for is a level playing field 😔
This is our briefing & response to @SadiqKhan regarding the proposals on estate ballots put forward in July. We welcome the general principle that estate demolitions shouldn’t happen unless residents have voted in favour of them. But there are aspects of the policy that worry us

How many scathing rebukes do judges need to give before #Lambeth admit that they are mismanaging their housing? This from a recently issued tribunal ruling: https://t.co/k2Sec6V2uO "a landlord which is careless and inattentive, making egregious errors"

Recently released accounts show that Homes for #Lambeth Build have liabilities of £44.7M. This doesn't cover full extent of the problems as the group accounts have not been issued yet. Not even income from HFL Living covers losses in year: https://t.co/e6n2rjNEY6

Amid the disturbing images from Hong Kong, I'd draw attention to this report from the anonymous reporting service for the construction sector which raises concern about the use of combustible scaffolding systems on buildings with a 'stay put' strategy: https://t.co/Ak0nIqfkM1
cross-safety.org
An issue has been raised with CROSS regarding the risk assessment process when scaffolding is present around an in-use building. It is considered that combustible scaffolding elements can potentially...
And while it is very early days in terms of establishing facts, it is clear some questions should be asked about scaffolding. The use of bamboo is common in Hong Kong and has been questioned before this incident on safety grounds:

Budget 2025 Household energy bills could be cut by £154 as green levies shifted to general taxation. No abolition of VAT on domestic fuel. No curb on energy company profiteering No change in the Ofgem pricing formula, which gives us the most expensive electricity in the world

This for all the lazy cycling journos who think it’s their job just to re-spin whatever @TfL and @WillNorman brief you on. Ask them about ACTUAL serious cyclist injuries running at 1000 a year, not puff pieces about how people are ‘feeling’ safer! @BBCTomEdwards @RossLydall
London’s Cycling Commissioner, @WillNorman, is spinning too much. Here he is wrong. @TfL changed the way they generated this statistic in 2023 & backdated it. From their figures it’s a 42% increase. This is about the same increase in serious cycle injuries we will see this year.

The government can't tackle the 'cost of living crisis' without rent controls in the PRS, abandoning plans to give Council and HA tenants 10 years of above inflation rent increases, and ending the LHA freeze. Unaffordable rent is one of the main drivers of poverty.

Oh the irony. Eleanor Purser, who oversaw demolition of housing estates in #Southwark and #Lambeth (and oversaw the disastrous HFL), is now interim director of Warmer Homes London "whose mission is to make Londoner’s homes greener, healthier and more affordable to heat"

We could have written a whole screed on the financial mess that #Lambeth is in but this photo from the external auditor's report sums it all up. "Unsatisfactory": https://t.co/78nURUDsKH They can't say we didn't warn them.

We hope that, by now, everyone involved in estate "regeneration" has read Pete Apps' brilliant discussion of the London Councils' plea for its revival.

It seems that #Lambeth only act when they are shamed into doing so. We were approached in 2017 to investigate the LEMB but didn't have the resources to cover it. @brixtonbuzz @GreenPartyScott @pete556 @cplocal @LibDemDonna @lswaffield1 @gamecounsel
